The Residential | Mixed-Use Studio is reimagining underutilized land into exciting new mixed-use neighborhoods centered around the public realm, community, and great social gathering spaces. Glenn Wood [Principal], Janette Tropea [Associate], and Hilary Backman [Senior Associate] lead the studio with a goal of providing innovative housing solutions that enrich residents’ lives by creating healthy, social, and active places.

In San Rafael’s West End Village, this retail + residential project provides a corner shop and luxury rental units. It was designed to reinforce the charm and character of this unique neighborhood.
Located in the coastal community and vibrant arts district of Solana Beach, this new mixed-use project integrates seamlessly into the fabric and history of the community.
Westlake is transforming from an existing retail center into a vibrant mixed-use village. It will enliven the community with new tenants, outdoor dining, enhanced landscaping, and a friendly walkable environment.
This new mixed-use building provides a unique identity for the Little Portugal area of San Jose. The ground level creates an active streetscape, while the public plaza anchors the corner and creates an inviting space for the larger community.
